The Fitzroy Gasworks redevelopment is a landmark urban renewal project transforming a historic 3.9-hectare former industrial site into a vibrant, sustainable inner-city precinct in Melbourne. Located at 433 Smith Street, Fitzroy North, the project aims to revitalise one of the city’s most significant heritage locations into a thriving urban village that integrates residential, education, recreation, and commercial spaces. This redevelopment represents a major step toward creating a modern, connected, and community-focused neighbourhood.
The masterplan will deliver approximately 1,200–1,400 new homes, with at least 20% dedicated to affordable housing, supporting greater housing accessibility in a high-demand location. The precinct also includes a new senior high school for 650 students, a multi-use indoor sports centre, and around 8–9% public open space, along with underground parking and strong cycling infrastructure. Designed with sustainability in mind, the project promotes energy efficiency, walkability, and reduced environmental impact, setting a benchmark for future urban developments.
Beyond housing, the Fitzroy Gasworks project focuses on creating a fully integrated community environment. With enhanced connectivity to public transport, local amenities, and surrounding suburbs, the development encourages active lifestyles and social interaction.
